Whether you’re a prospective buyer, tenant, or investor, a walkthrough inspection gives you a first look at a building’s essential systems, helping you make a more informed decision before committing to a full inspection.

At JCJ Inspections, our walkthrough approach focuses on the top five areas that most significantly impact a commercial building’s condition and functionality: HVAC, Roof, Foundation, Electrical, and Plumbing. Here’s what we look for in each of these elements and why they’re critical to assess early in the process.

HVAC (Heating, Ventilation, and Air Conditioning)

During a basic walkthrough, we assess the general condition and age of the HVAC units. This involves checking for visible signs of wear, rust, or leaks that might indicate the need for repairs or replacement. HVAC systems nearing the end of their life cycle can result in high future costs, so identifying any potential issues upfront is important.
