Our Home Inspectors are often asked, by realtors and clients, what exactly is checked during the Home Inspection, does the Inspector use a checklist?

At Just Call Joe we utilize advanced software to ensure consistency and communications across all of our inspections.

The inspector uses inspection software that goes through the different systems of a home, so that nothing is missed.

The way the software is organized, is exactly how you will see it on your report, the software takes the inspector through the following systems:

Roof: The Inspector will walk the roof when able and safe, or they will utilize other methods and tools if it is unsafe to walk the roof. They will check the material, flashing, valleys, chimney, vents, and more.

Exterior: This is usually where the Inspector will spend the most time, as it is often where we find the most concerns. The Inspector will check siding, trim, facia, doors, windows, vents, and more.

Lots & Grounds: The Inspector will ensure proper grading of the grounds. They will make sure water is flowing away from your foundation creating proper drainage to prevent damage from occurring. The Inspector will check the driveway, walkways, deck/porch, and more.

Garage/Carport: If there is a garage or carport on the property the Inspector will check it for functionality, as well as its structural soundness.

Electrical: It is important to know the condition of the electrical in your home. More and more home insurance companies are refusing to insure homes that have components such as certain brands of panels, or knob & tube and aluminum wiring. The Inspector will check the main service, electrical panel, breakers, ground, and more.

Plumbing: Let’s get serious. No one wants a sewer leak in their home. Inspectors check water pipes as well as sewage pipes. We also use thermographic photography to see what you cannot see with the naked eye. The Inspector will check the main supply line & shutoff, water heater, lines, gas lines, and more.

Other living spaces: The Inspector checks all living spaces for safety hazards, certain cosmetic defects, and functionality. The Inspector will check doors, windows, walls & ceilings, toilets, appliances, smoke & CO detectors, stairs, GFCI protected circuits, and more.
