1. Knob & Tube Wiring
Knob and tube wiring, common in homes built before the 1940s, is a significant red flag for insurers. This outdated electrical system lacks the capacity to handle modern electrical loads and poses a higher risk of electrical fires. Insurance companies often refuse to insure homes with knob and tube wiring unless it has been fully replaced.
Check for porcelain knobs and tubes in the basement or attic, and look for fuse boxes rather than circuit breakers. (Pictured above.)
2. Aluminum Wiring
Popular in the 1960s and 1970s as a cheaper alternative to copper wiring, aluminum wiring is prone to overheating and can lead to electrical fires. Insurance companies may require an inspection or updates to ensure the wiring is safe before providing coverage. When we bought our latest home, we had to rewire the entire home in order to insure it.
Inspect electrical outlets and switches for the word "ALUMINUM" or the abbreviation "AL."
3. Outdated or Damaged Roofs
A roof in poor condition or nearing the end of its lifespan can result in insurance companies denying coverage or requiring higher premiums. A compromised roof increases the risk of leaks and water damage, which can lead to significant claims.
Examine the roof for missing or damaged shingles, sagging, or signs of wear and tear.
4. Old Plumbing Systems
Homes with old or deteriorating plumbing systems are prone to leaks and water damage. Insurers may be hesitant to cover homes with galvanized steel pipes, which are prone to corrosion and rust, or with outdated plumbing systems. They may require a higher premium to cover.
Check for signs of corrosion, leaks, or water stains around pipes and plumbing fixtures.
5. Non-Standard Heating Systems
Homes with wood-burning stoves, space heaters, or other non-standard heating systems can be more expensive to insure. These systems present higher risks of fire and carbon monoxide poisoning. Typically there will be a premium on homes with non-standard heating systems.
Ensure that any non-standard heating systems are properly installed, maintained, and meet local building codes.
6. Lack of Safety Features
Modern safety features, such as smoke detectors, carbon monoxide detectors, and fire extinguishers, are essential for reducing risk and ensuring coverage. Homes without basic safety measures may be deemed too risky to insure.
