A home inspection can be an important but sometimes intimidating part of selling your home. At Just Call Joe Inspections, we want to make the process as smooth and stress-free as possible, which is why we believe it’s important to explain exactly what you can expect when we come to inspect your home.
Our Focus: Functionality, Not Judgment
When we arrive at your home, our job is simple: to check the functionality of your house and the systems that make it work—such as plumbing, electrical, HVAC, and more. We’re not there to judge you or your home, and in fact, it’s the furthest thing from our minds. Our goal is to provide the potential buyer with a clear understanding of your home’s condition so that they can make an informed decision that is right for them.
Understanding the Inspection Process
We understand that having someone come into your home to evaluate everything can feel a bit intrusive. After all, no one wants to be told that there might be issues lurking behind the walls or under the floorboards. But please know that our inspectors are trained professionals who approach every home with respect and without bias. We focus solely on assessing the functionality of systems and identifying potential issues—not passing judgment on the home or its owners (or tenants).
What We Inspect
During the inspection, we will check the following systems:
Roof – Looking for any damage or signs of wear.
Exterior – Evaluating the siding, windows, grading, and foundation.
Interior – Ensuring the plumbing, electrical, and HVAC systems are functioning correctly.
Rooms – We’ll check all rooms, including kitchens and bathrooms, to make sure everything is safe and operational.
We will also take detailed notes and pictures to document our findings, and these will be included in the final report that the potential buyer will receive. We try to avoid publishing personal information or identifiers.
Feel Free to Ask Questions
If you have any concerns about the inspection or what’s involved, please don’t hesitate to call us before the inspection. We’re happy to answer your questions and provide clarification so that you feel more comfortable with the process.
What Happens After the Inspection
Once the inspection is complete, we’ll go over everything with the buyer. They may ask for repairs or potentially adjust their offer if any major issues are found. However, most of the time, a home inspection is about peace of mind for the buyer. It’s all about ensuring that the home is functioning well, and that no hidden issues will cause problems later on.
Remember, if a buyer walks away, it’s not always about the home’s condition. Sometimes, what you’re willing to handle might be a deal breaker for someone else.
A home inspection is a tool to help the potential buyer understand the true condition of the home and make sure everything is working as it should. It’s not about pointing out faults, but rather about identifying areas that may need attention and ensuring the systems in the home are functioning properly.
If you have any questions, concerns, or are feeling a little uneasy, don't hesitate to give us a call before the inspection. We’re here to answer your questions and make the process as easy as possible for everyone.
