#1 Winter Call, Ice Daming! How to Prevent it.

Winter is gorgeous, the snow sparkling on rooftops, frost lining the windows, but it also brings one of the most common headaches I see as a home inspector: ice dams. Those ridges of ice along your roof’s edge may look harmless, but they can sneak water into your attic, warp ceilings, and even cause mold if left unchecked. The good news? Most ice dams are preventable with a little preparation.
Keep Your Attic Cold
Ice dams form when heat from your home escapes into the attic and warms the roof, melting snow that then refreezes at the eaves. Proper insulation on your attic floor keeps warm air where it belongs,in your living space; not leaking up to melt your roof snow. Even small gaps can trigger ice dam formation.
Ventilation Matters
Cold air circulation in the attic is crucial. Ridge vents, soffit vents, and gable vents keep your roof at a more consistent temperature, preventing the uneven melting that causes ice to build up. I often see attics with blocked vents during inspections, and that’s usually where ice dams start.
Seal Those Air Leaks
Warm air finds its way out through gaps around recessed lights, chimneys, or attic hatches. Sealing these leaks with caulk, foam, or weather stripping keeps your attic colder and your roof safer.
Gutters and Snow
Clogged gutters slow water from draining, giving it more time to freeze along the eaves. Clean them before winter hits, and consider using a roof rake to remove snow safely after storms. Just remember, never climb on an icy roof yourself. Safety first.
Extra Protection
If you’re replacing your roof, adding an ice and water shield under the shingles along the eaves can stop water from backing up into your home. It’s a small step that prevents big headaches.
Ice dams aren’t just annoying; they can be expensive. But with proper insulation, ventilation, and maintenance, you can protect your home and enjoy winter without the worry of hidden water damage. A little preparation now saves big headaches later. ❄️🏠
