FOR REALTORS

Spring may be just around the corner, but here in Manitoba, we know that March doesn’t always bring warm weather. While the snow might not be gone just yet, this is still the perfect time to start prepping your home for the season ahead. Taking care of a few key maintenance tasks now can prevent costly repairs later and keep your home in great shape as temperatures start to rise.

1. Check Your Roof & Gutters (When It’s Safe!)

Winter can be tough on your roof. As soon as the snow begins to melt, take a look for missing or damaged shingles. If it’s safe, clear out any debris from gutters to prevent blockages when the thaw begins. If your roof isn’t easily accessible, this is a great time to schedule a professional inspection.

2. Inspect Your Foundation & Drainage

With the freeze-thaw cycle in full effect, small cracks in your foundation can become bigger problems. Walk around your home and look for any signs of cracks, shifting, or pooling water near the foundation. Make sure downspouts are pointed away from your house to prevent water damage as the snow melts.

3. Test Your Sump Pump

A working sump pump is crucial during spring thaw. To test it, pour a bucket of water into the pit and make sure it turns on and drains properly. If you have a backup battery, check that it’s still functional in case of a power outage.

4. Service Your HVAC System

Your furnace has been working hard all winter, but soon you’ll be switching over to air conditioning. Schedule a professional HVAC tune-up to ensure everything is running efficiently. In the meantime, replace your furnace filter to keep your system clean and running smoothly.

5. Check Windows & Doors for Drafts

Cold winter winds may have revealed weak spots around your windows and doors. Inspect for gaps, and replace worn-out weather stripping or caulking. This helps keep your home comfortable and energy-efficient as temperatures rise.

6. Inspect Outdoor Faucets & Pipes

As the freeze starts to let up, check your outdoor faucets for any signs of damage. Turn the water back on slowly and watch for leaks. If a pipe cracked over the winter, it’s better to catch it early before it leads to bigger issues.

7. Plan for Yard & Exterior Maintenance

It might not be time to pull out the patio furniture yet, but you can start preparing for spring yard work. Check your deck, steps, and walkways for any signs of damage caused by ice. Look over fences for loose boards and plan ahead for any repairs you may need once the weather fully warms up.
