What Is a Septic System?

A septic system is an on-site wastewater system commonly used on rural properties that are not connected to a municipal sewer.

Wastewater from your home, including toilets, sinks, showers, washing machines, and other plumbing fixtures, leaves the house through the main sewer line and enters the septic system.

A typical system includes two main components:

  • A septic tank

  • A disposal or treatment area, commonly a septic field

The exact system can vary depending on the age of the property, soil conditions, property size, and how the system was originally designed.

How Does a Septic Tank Work?

The septic tank is essentially a large underground holding and treatment tank.

When wastewater enters the tank, it begins separating into layers.

Heavier solids settle toward the bottom of the tank and form sludge.

Lighter materials, including fats and grease, rise toward the top and form a scum layer.

The liquid wastewater remains between those layers.

The tank allows some of the solid material to break down naturally, but it does not make everything disappear.

That is why septic tanks eventually need to be pumped.

The liquid portion then leaves the tank and continues to the next part of the system.

What Is a Septic Field?

After wastewater has been partially treated inside the septic tank, it is typically distributed into a septic field.

The field may also be called a:

  • Drain field

  • Leach field

  • Disposal field

Depending on the system, wastewater may move through the field by gravity or with the assistance of a pump.

The liquid is distributed through piping beneath the ground and gradually filters through the soil.

The soil plays an important role in further treating the wastewater before it eventually returns to the surrounding environment.

This is why the condition of the soil and the location of the septic field matter so much.

Gravity Systems vs. Pump Systems

Not every septic system works exactly the same way.

Some systems rely primarily on gravity.

Wastewater flows from the house to the septic tank and then continues toward the field because of the natural elevation of the property.

Other systems require pumps to move wastewater from one part of the system to another.

If your system has a pump, there may also be:

  • Electrical controls

  • Floats

  • Alarm systems

  • Pump chambers

  • Additional access lids

These components introduce additional maintenance points that homeowners should understand.

What Should Never Go Into a Septic System?

One of the easiest ways to shorten the life of a septic system is to treat the toilet or drains like a garbage can.

As a general rule, your septic system is designed to handle wastewater and normal human waste — not everything that happens to fit down a drain.

Avoid flushing or pouring things such as:

  • Wipes, even some labelled "flushable"

  • Feminine hygiene products

  • Paper towel

  • Diapers

  • Dental floss

  • Grease and cooking oils

  • Coffee grounds

  • Paint

  • Solvents

  • Harsh chemicals

  • Large quantities of cleaning products

  • Medications

  • Automotive fluids

These materials can clog piping, interfere with the tank, damage pumps, or disrupt the biological processes happening inside the system.

When in doubt, put it in the garbage instead of down the drain.

What About Garbage Disposals?

Garbage disposals can increase the amount of solids entering the septic tank.

That can lead to the tank filling faster and potentially requiring more frequent pumping.

If you are on septic, scraping food into the garbage or compost before washing dishes can help reduce the load on your system.

How Often Should a Septic Tank Be Pumped?

There is no single schedule that works for every property.

How often pumping is needed depends on factors such as:

  • Tank size

  • Number of people living in the home

  • Water usage

  • Amount of solids entering the system

  • Whether a garbage disposal is used

  • Condition and design of the system

The important thing is not to assume that because everything seems to be draining properly, the tank does not need attention.

A septic tank can continue appearing to function while solids gradually accumulate inside.

Regular inspection and pumping by a qualified septic service provider can help prevent solids from moving into areas of the system where they can cause much more expensive problems.

Signs Your Septic System May Be Having Problems

Septic problems do not always start with sewage backing up into the house.

There can be earlier warning signs.

Watch for:

  • Slow drains throughout the home

  • Toilets that are slow to flush

  • Gurgling plumbing

  • Sewage odors

  • Water backing up into plumbing fixtures

  • Unusually wet areas around the septic field

  • Standing water near the tank or field

  • Very lush or unusually green grass over part of the system

  • Septic alarms activating

  • Pumps running constantly or unusually often

Any of these conditions deserve further investigation.

What Does a Wet Septic Field Mean?

A septic field should not normally resemble a swamp.

If the area over the field is consistently saturated, has standing water, or smells like sewage, the system may not be properly accepting or distributing wastewater.

Possible causes can include:

  • Hydraulic overload

  • Clogged piping

  • Failed distribution components

  • Soil that is no longer accepting wastewater properly

  • Pump failure

  • Excess groundwater

  • An aging or failing field

This is not something to ignore.

Once a septic field begins failing, repair or replacement can become a significant project.

Water Conservation Matters More With Septic

Using a large amount of water in a short period can overwhelm a septic system.

Think about doing:

  • Several loads of laundry

  • Multiple showers

  • Running the dishwasher

  • Filling a large bathtub

all within a short period.

That can send a large volume of wastewater through the system before it has enough time to properly separate and process it.

Spreading water usage throughout the day can reduce stress on the system.

Fixing leaking toilets and faucets also matters.

A toilet that quietly runs for weeks can send an enormous amount of unnecessary water into the septic system.

Protect Your Septic Field

The septic field is not just an empty part of the yard.

There is an active wastewater system underneath it.

Avoid:

  • Parking vehicles on it

  • Driving heavy equipment over it

  • Building sheds or structures over it

  • Installing pools over it

  • Stockpiling heavy materials on it

  • Planting large trees directly over it

Heavy loads can damage underground piping or compact the soil, while tree roots may interfere with the system.

Grass is generally a much better choice over a septic field.

Keep Surface Water Away

Your septic system already has enough water to deal with.

It does not need additional rainwater or snowmelt being directed toward it.

Proper grading should encourage surface water to drain away from the tank and septic field.

Downspouts should not discharge directly over the field, and low areas that collect significant amounts of water should be corrected where possible.

Keeping unnecessary water away can help the system work more effectively.

Know Where Your Septic System Is

You would be surprised how many homeowners do not know where their septic tank or field is located.

That becomes a problem when maintenance is required.

If possible, homeowners should know:

  • Where the septic tank is

  • Where access lids are located

  • Where the septic field is

  • Whether the system uses pumps

  • Where electrical controls are

  • Whether an alarm is installed

  • Where the main sewer line leaves the house

Keeping records of previous pumping, repairs, inspections, and upgrades is also valuable.

If you ever sell the property, that information can be extremely helpful for the next owner.

What Is a Septic Alarm?

Some systems that use pumps have an audible and/or visual alarm.

The alarm is designed to warn you when the liquid level in a chamber becomes too high or another problem is detected.

If a septic alarm activates, do not simply shut it off and forget about it.

Reduce water usage and have the system evaluated.

Continuing to send wastewater into a system that is already struggling can turn a manageable problem into a sewage backup.

What Happens During a Power Outage?

If your septic system relies on electrical pumps, a power outage may affect its ability to move wastewater.

The tank itself does not instantly stop working, but the pumping portion of the system may.

During an extended outage, reducing water usage can help avoid filling a pump chamber faster than the system can manage it.

Once power returns, the system should be monitored for proper operation.

How Long Does a Septic System Last?

There is no universal lifespan.

A well-designed and properly maintained septic system may provide many years of service.

Its lifespan depends on:

  • Installation quality

  • Soil conditions

  • Household usage

  • Maintenance

  • Water consumption

  • Whether inappropriate materials have entered the system

  • Vehicle traffic over the field

  • Drainage conditions

  • System design

  • Age

A poorly maintained system can fail much sooner than expected.

Older Septic Systems Can Be Very Different

Older rural properties sometimes have systems that do not resemble modern installations.

During inspections, we may encounter:

  • Older tanks

  • Improvised risers or lids

  • Unusual disposal systems

  • Poorly documented systems

  • Systems that have been modified over the years

  • Components whose location is unknown

Age alone does not automatically mean the system has failed.

But with an older or unusual system, buyers should understand exactly what they are purchasing and budget appropriately for future maintenance or upgrading.

Buying a Rural Property? Ask Questions

If you are purchasing a home with septic, do not be afraid to ask for information.

Helpful questions include:

  • When was the septic tank last pumped?

  • How old is the system?

  • Where is the tank located?

  • Where is the field?

  • Have there been any repairs?

  • Has the field ever backed up?

  • Are there pumps?

  • Have any pumps been replaced?

  • Does the system have an alarm?

  • Is there documentation for the installation?

  • Have there ever been sewage odours or slow drainage?

The more history available, the better.

A Home Inspection Is Not the Same as a Full Septic Evaluation

This is an important distinction.

During a home inspection, we can inspect visible and accessible septic-related components, look for warning signs, discuss system operation, and identify concerns that may warrant further investigation.

However, a standard home inspection is not the same thing as pumping the tank, opening and evaluating every component, or performing a septic inspection.

Don't Ignore the Sewer Line Either

The septic tank might be outside, but wastewater still has to get from your house to the tank.

Problems can also occur in the main sewer line.

Roots, damaged piping, poor slope, settlement, blockages, and deterioration can all affect the pipe between the home and the septic system.

A sewer camera inspection can provide additional information about the condition of accessible portions of that line.

That can be especially valuable when purchasing an older rural property.

Septic Systems Aren't Complicated But They Can't Be Ignored

A septic system is designed to quietly handle wastewater every day without much attention.

And when properly maintained, that is exactly what it usually does.

The problems often begin when homeowners forget that the system is there.

Know where your system is.

Be careful about what goes down the drains.

Manage your water use.

Keep vehicles and structures off the field.

Maintain good drainage.

Have the tank serviced when needed.

And pay attention when something changes.
