Preventing Basement Flooding: Start With Your Grading
Basement flooding is one of those problems every homeowner hopes they never have to deal with. And when water does show up in the basement, the first reaction is often to assume there must be a major foundation problem. Sometimes there is. But very often, the problem starts outside the house with something much simpler: Water is being directed toward the foundation instead of away from it. That is why one of the first things we look at when evaluating moisture concerns around a home is the grading.

Sometimes there is.
But very often, the problem starts outside the house with something much simpler:
Water is being directed toward the foundation instead of away from it.
That is why one of the first things we look at when evaluating moisture concerns around a home is the grading.
What Is Grading?
Grading simply refers to the slope of the ground around your home.
Ideally, the soil around the foundation should slope away from the house so rainwater and melting snow naturally move away from the structure.
Over time, soil can settle.
Landscaping changes.
Flower beds get added.
Topsoil washes away.
And suddenly an area that once drained properly may start directing water right back toward the foundation.
That can create a much bigger problem than homeowners realize.
Water Follows the Easiest Path
Water is always going to travel toward the lowest point.
If the ground beside your foundation is lower than the surrounding yard, water can collect there during heavy rain or spring snowmelt.
Now instead of moving away from the house, that water is sitting directly against the foundation.
From there, it may find its way through cracks, around basement windows, through penetrations, or into areas where the foundation is more vulnerable.
The more water that is concentrated beside the house, the harder your drainage systems have to work.
Your Downspouts Matter Too
Even good grading can struggle if your roof drainage is dumping water directly beside the house.
Think about how much water comes off your roof during a major rainstorm.
All of that water gets collected by your gutters and sent through the downspouts.
If those downspouts terminate right beside the foundation, you are intentionally concentrating a large amount of water exactly where you do not want it.
Downspouts should discharge away from the home and onto an area where the water can continue draining away from the structure.
One disconnected or poorly positioned downspout can make a surprising difference.
Watch for Low Areas Around the Foundation
Take a walk around your home after a heavy rain.
You can learn a lot just by watching where the water goes.
Look for:
Water pooling beside the foundation
Low spots along the house
Soil sloping toward the building
Downspouts dumping beside the foundation
Washed-out areas below downspouts
Sunken soil around decks or stairs
Water collecting around basement windows
Flower beds holding water against the home
If water consistently sits beside your foundation, that is a warning sign worth addressing.
Flower Beds Can Cause Problems Too
We see this fairly often.
A flower bed is installed beside the house and gradually gets built higher over the years with soil, mulch, and landscaping materials.
It may look great, but the finished grade can eventually end up sloping back toward the foundation.
Some landscaping materials can also hold moisture against the home.
You do not necessarily need to remove your landscaping, but you do need to make sure water still has a path away from the building.
Good landscaping should work with your home's drainage not against it.
Don't Forget About Window Wells
Basement window wells are another common weak point.
If the surrounding grading directs water toward the window well, it can quickly fill during heavy rainfall.
Leaves, dirt, and debris can also interfere with drainage.
Window wells should be kept clear, and the surrounding ground should not funnel water directly toward them.
If you notice staining, moisture, or previous repairs around a basement window, the drainage outside that area deserves a closer look.
What About the Sump Pump?
A sump pump is an important part of many homes, but it should not be your first and only line of defence.
If large amounts of surface water are constantly being directed toward the foundation, the sump system may be forced to work much harder than necessary.
Improving exterior drainage can reduce the amount of water that ever reaches the foundation in the first place.
That is a much better strategy than simply relying on the pump to deal with the water once it arrives.
Foundation Cracks Still Matter
Not every basement moisture problem is caused by grading.
Foundation cracks, failed waterproofing, plumbing leaks, window problems, drainage system issues, sump pump failures, and other defects can all cause water intrusion.
That is why it is important not to assume.
But if there is water in the basement, one of the simplest places to start is outside.
Where is the water going?
If the answer is "toward the house," that needs to be corrected.
A Few Simple Ways to Reduce Your Risk
Homeowners can reduce the risk of basement water problems by regularly checking the exterior of the property.
Make sure:
The ground slopes away from the foundation
Low spots beside the home are corrected
Gutters are clean and functioning
Downspouts remain connected
Downspouts discharge away from the house
Window wells are kept clear
Snow is not consistently piled against the foundation
Landscaping is not trapping water beside the home
These are relatively simple things, but they can have a major impact on how your property handles water.
Pay Extra Attention During Spring Melt
Here in Manitoba, spring can put drainage systems to the test.
We can have frozen ground, large amounts of melting snow, and rain all happening within a relatively short period.
When the soil is still frozen, water cannot always soak into the ground normally.
That makes proper surface drainage even more important.
If your grading directs water toward your foundation, spring snowmelt can expose that problem very quickly.
Sometimes the Solution Starts With a Shovel
When homeowners hear "basement water," it is easy to immediately picture expensive excavation or foundation repairs.
Those repairs are necessary in some situations.
But not every moisture problem requires the most expensive solution.
Sometimes correcting a low area, extending a downspout, improving drainage, or adjusting the grading can significantly reduce the amount of water reaching the foundation.
The important part is figuring out where the problem is actually coming from before spending money on repairs.
Start Outside Before Blaming the Basement
If you are dealing with basement moisture or trying to prevent it, take a good look around the exterior of your home.
Your basement might be where you see the problem, but the cause may be several feet away outside.
