If you own a commercial building or run a business in Brandon or anywhere in the Westman area, you know winter doesn't wait. A roof drain that backs up, a frozen pipe, or an icy entrance can disrupt your business, inconvenience your customers and staff, and lead to costly emergency repairs.
The good news is that many winter problems start as small issues you can spot in the fall. Here's a practical checklist to work through with your maintenance team or service providers before the snow flies.
1. Roof and Roof Drains
Commercial roofs, especially flat and low-slope roofs, need attention before winter.
Clear leaves, debris and anything that has collected on the roof surface.
Make sure roof drains, scuppers and overflow drains are open and free of debris, so meltwater has somewhere to go.
Look for ponding areas, blisters, splits, open seams or damaged flashing around rooftop equipment, vents and penetrations.
Have a qualified roofer handle any repairs and any work that requires roof access.
2. Gutters, Eavestroughs and Downspouts
Clean out gutters and downspouts so water can drain freely.
Check that downspouts are secure and discharge away from the foundation, walkways and entrances, where meltwater can refreeze.
Watch for sagging sections or loose hangers that could fail under ice and snow.
3. HVAC and Heating Systems
Your heating system is about to do its hardest work of the year.
Book seasonal servicing for furnaces, boilers, rooftop units and unit heaters with a licensed HVAC contractor.
Replace filters and confirm thermostats and building controls are working and set correctly.
Check that air intakes, exhaust vents and flues are clear of debris and won't be blocked by drifting snow.
Make sure mechanical rooms are clean, accessible and not being used for storage.
4. Building Envelope and Sealing
Gaps in the building envelope let heat out, cold air in, and can invite moisture and pests.
Walk the exterior and look for cracks, gaps or deteriorated caulking around windows, doors, penetrations and joints.
Check siding, cladding, masonry and soffits for damage or loose pieces.
Look for signs of past water entry, such as staining on interior walls or ceilings near exterior walls.
5. Doors and Windows
Check weatherstripping and door sweeps on entrances, service doors and overhead doors.
Make sure doors close and latch properly, including closers and panic hardware.
Look at overhead and loading dock doors for worn seals, damaged panels or operating issues.
Check windows for broken seals, damaged glazing or failed caulking.
6. Parking Lot, Walkways and Your Snow and Ice Plan
Slippery entrances and walkways are a winter concern for any business.
Look for cracks, potholes and heaved or uneven sections in parking areas and sidewalks that could become trip hazards under snow.
Confirm your snow removal contract or plan is in place, including who clears entrances, walkways and ramps, and when.
Plan where plowed snow will be piled so it doesn't block drainage, fire hydrants, exits or sight lines.
Stock ice melt and keep it handy near entrances.
Mark curbs, bollards and other low obstacles that may disappear under snow.
7. Plumbing and Freeze Protection
Shut off and drain exterior hose bibs and irrigation systems.
Identify pipes in unheated or exterior-wall areas, such as vestibules, loading areas and storage rooms, and consider insulation or heat tracing.
Make sure staff know where the main water shut-off is located.
If part of the building will be vacant or lightly used over winter, plan how it will be heated and checked.
8. Fire and Life Safety
Fall is a good reminder to review your life safety equipment.
Confirm fire extinguishers are in place, accessible and have current service tags.
Make sure fire alarm systems, smoke detectors and carbon monoxide alarms are being tested and maintained as required.
Test emergency lighting and exit signs.
Keep exits, exit routes and exterior exit doors clear, and plan to keep them clear of snow and ice.
Use qualified service providers for testing and maintenance of fire protection systems.
9. Exterior and Interior Lighting
With shorter days, lighting matters more for safety and security.
Replace burned-out bulbs in parking areas, walkways, entrances and signage.
Check timers and photocells so lights come on when it gets dark.
Look for dark spots around entrances, exits and parking areas.
10. Drainage and Grading
Make sure the ground slopes away from the building, and that catch basins and drains on the property are clear.
Watch for areas where water pools near entrances, which can turn into ice.
How a Commercial Inspection Can Help
A checklist is a great start, but it's easy to miss things when you're busy running a business or managing a property. A commercial building inspection gives you an independent, visual look at the condition of your building, from the roof and exterior to the mechanical systems, plumbing and structure. It can help you:
Spot issues early, before they turn into winter emergencies or business disruptions.
Document the condition of your building with a written report you can use for maintenance planning and budgeting.
Prioritize what needs attention now and what can be planned for later.
